Radio host and bestselling personal finance author Dave Ramsey has some important words to say about people who make mistakes with money. For one, they are not alone. Ramsey explained a bit about how he has overcome financial mistakes in his own life.Related: Dave Ramsey says it's time to buy a house; mortgage rates decline Recently, a woman named Melissa asked Ramsey for his advice on getting a handle on her finances. "Dear Dave," she wrote. "My mom and dad always told me to live within my means," she wrote, according to an email forwarded to TheStreet from Ramsey Solutions. "As an adult, I've made some mistakes with money, including falling right back into debt after paying off everything. I'm tired of this rollercoaster, and I want to get control of my finances for good. Can you give me some advice on where to start?" A woman is seen typing on a computer. Shutterstock Ramsey clarifies what your money mistakes mean The radio personality offered some words of encouragement. "It's frustrating, isn't it? But making mistakes with money means just one thing. It means you're human," Ramsey wrote. "We've all done it," he continued. "Think about this, though. We're approaching a traditional time of the year for changes. On top of that, you're smart enough to have realized what you've done in the past hasn't worked." Ramsey said he has his own experiences with making poor financial choices and explained how he was able to fix the situation. "Believe it or not, I was once in the exact same spot you are now," Ramsey wrote. "When it happened to me, there were three pieces to the puzzle that helped me break the cycle." "One was fear," Ramsey wrote. "Specifically, I was scared to death that I wouldn’t be able to take care of my family, and that I'd retire broke. Now, don't misunderstand me. No one should live their lives in fear. But a healthy, reasonable level of fear can provide needed motivation." "Another was disgust," he continued. "I realized what I was doing was stupid. I was tired of living that way, and I made a conscious, purposeful decision that things were going to be different." "The third piece, and maybe the most important because it's connected to our spiritual walk, was contentment," Ramsey added. "We live in a society that's constantly having the idea that we'll be happier, or more successful, or more admired, if we'll only buy this or that product. We're constantly marketed to, and when we have this stuff in our faces day after day, we can become unsatisfied with just about every aspect of our lives. Don't let it drag you down. It's all just an illusion."Ramsey offers some specific steps to stop the pattern The personal finance expert illustrated a few concrete actions to take that can help. "One of the things I did to combat this, was to start living on a strict, written, monthly budget," he wrote. "Also, I stopped going places where I was tempted to spend money. You shouldn’t give a drunk a drink, right? So, don't put yourself in a bad situation when it comes to your behavior with money. If you go wandering through the mall without a specific plan, you'll lose every single time." Ramsey also mentioned a tip to assist with personal discipline. "When you go to the store make a list of only the things you need. On top of that, take only enough cash with you to buy what you need," he wrote. "If you can walk in and back out without buying a bunch of stuff that wasn't on your list, it's a win. Every time you do this, it's another win and another step away from your old habits and in the right direction." 2023 was a tumultuous year for the housing market, with record high interest rates and low inventory which left homebuyers struggling for affordability. Danielle Hale, chief economist at realtor.com, joined TheStreet's J.D. Durkin to recap the wild year that was in real estate.Full Video Transcript Below: J.D. DURKIN: Let's talk about the very difficult year that was in 2023 for the U.S. housing market. Break it down for us. What were some of the biggest challenges facing the market throughout this year? DANIELLE HALE: Yeah, so the number one challenge in the housing market in 2023 was higher mortgage rates. We started the year right around 6% after a reprieve from mortgage rates that had been higher at the end of 2022. Then things kind of looked bright. But then throughout the year, we saw mortgage rates climb to new highs nearing 8%, according to the Freddie Mac mortgage rate index and surpassing 8% by some other mortgage rate tracker. So it's been a tough year for homebuyers because those higher mortgage rates mean less affordability for the housing market. And as a result, existing home sales tumbled as buyers found it challenging to make the math of buying a home work. So it was a tough year for home sales. Home prices maintain a surprising amount of resilience throughout the year, but overall, housing market activity was slower as affordability was the top challenge. J.D. DURKIN: Danielle, remind me what percentage of homeowners who have a mortgage are locked in to rates below at or below, let's say even 6%, just a bit lower. But that's a big gap from where we've been over the course of the better part of the last year. DANIELLE HALE: Yeah, so the most recent data showed that more than 90% of current homeowners have a mortgage rate that's under 6% So a vast majority is under current mortgage market rates. And then if you look another 2/3 or so have mortgage rates that are under 4%. So there are a lot of homeowners whose cost of funds right now, based on their existing mortgage, is much lower than where current market rates are and even actually lower than where we expect they're going to be moving into 2024.

Despite stubborn inflation, high interest rates, and overall economic uncertainty, 2023 was a pretty solid year for markets, with stocks notching major gains. But will this rally hold up in 2024? TheStreet's J.D. Durkin sat down with three experts to discuss how markets will perform in the year ahead.Full Video Transcript Below: J.D. DURKIN: Considering current economic conditions, what are your expectations for the stock market's growth or maybe the stock market's decline in 2024? REBECCA WALSER: I would say that it can go one of two ways. Really we could continue kind of a 2023 pattern with the Federal Reserve attempting that soft landing. The markets, of course, are promulgating that. They think that we'd see a cut as early as March. So if that happens and we really can successfully achieve a complete soft landing and inflation really does start to ease and things start to get back, there's a real chance that we could see, you know, a great year of returns on equities for 2024. CALLIE COX: Well, first of all, I have to give props to the economy. The economy has been so resilient this year and we see it staying resilient into next year. Of course, a recession is a huge risk on the table. I hope we avoid it for the better of mankind and for the markets. But we also have to think about the fact that the economy, while being resilient, could slow down into 2024. Interest rates are still quite high, even though the Fed has hinted that they could lower them quite soon. But, you know, the job market still looks strong. We're seeing the benefits, benefits of lower inflation now. And, you know, the Fed is willing to be flexible with policy. So if we see a recession next year, it could be mild. We think the markets will look past it. MICHELE SCHNEIDER: There are always little ticking bombs around that think you have to remain aware of, even though we've managed to circumvent them to this point, of course, not the least of which would be the geopolitical situation. We have an election year that can be quite contentious. We still have a lot of weather issues, supply chain issues that come to basic commodities, like, for example, rice, which is on a 15 year high. And maybe the Fed is not going to be not quite as dovish as people think. And if they are too dovish, what does that really mean? But right now, as long as we hold this 4,600 level in the SPY can't be negative.
