A disproportionate amount of smug Millenials here got either lucky or had rich parents
Millenials own just 6% of all wealth. During the same time of their lives Boomers owned 22% and Xlers 12%. So objectively Millenials are much worse off than previous generations. Yet when going through this sub there are so many smug people that claim to make 100k+ a year and "bought" their house at age 25 or 30 and how everyone who does not invest is sooo stupid and financially illiterate and they are so smart and have so much skill. I suspect most of these smug people come from rich families where mommy and daddy supplied a lot of financial funds - or they just got insanely lucky and now confuse luck with skill. You cannot invest if you barely make enough money to afford the necessities. You cannot gamble the few thousand Dollars a year you can save on investing because you need the money as an emergency fund. Also there is no guarantee that "investing" and "compound interest" will increase your money. You also might just lose it all. A down payment is not enough. If I save 5000 a year - thats 200 000 after 40 years. After 4 years I might have the 20 000 necessary for a down payment. But the remaining 180 000 I will save until im 70 are nowhere near enough to pay of the house + maintain the house. So "buying" under these circumstances is financial suicide. If you were able to "buy" a house at age 25 or 30 - then you either got a lot of financial funds from your parents - inherited a lot of wealth - or got insanely lucky. For some just the timing of their birth gave them an enormous advantage that had 0 to do with your supposed and inflated "skill". So just stop with the bs about "investing" and "down payment" and " its your own fault for not doing x while you had circumstances against you that made x impossible" and "Im so smart because Im well of and everyone who isnt investing is financiall illiterate and just stoopid and Im so smart". Just 51% of Millenials are abel to afford a house - a LOT of those only because they inherited or their parents were wealthy. DURKIN: We cover the inflation as a pressure point, a potential pain point for a lot of these companies. How is it impacting Brixmor when you see inflation and the connection between the consumer and the pressure point the consumer is facing all the way to your role? JIM TAYLOR: Well, the consumer obviously has been struggling with it. We're very pleased, as I know everybody is, to see inflation begin to moderate, particularly if you've seen the recent durable goods data and more confidence overall that hopefully we'll have a soft landing, which, you know, we certainly haven't been expecting for the last several quarters. For us as a landlord, inflation obviously impacts what it costs us to reposition a box or what it costs us to put in new HVAC systems, et cetera. Fortunately, that's been offset by the growth in rent. And one of the things that we're benefiting from as an industry is that there's virtually been no new supply in the open air industry for several years because of that, bricks and mortar retail narrative is dead. It's been the best thing for the business. So as you look out not only today but for several years to come, you can't really see any new supply because it takes a long time to deliver, to lease up, build, et cetera, which I think puts retail landlords like Brixmor in a great position to continue to drive growth in rent. And that's what we've been doing. You know, we're setting records as it relates to rate and occupancy and leasing volume. So in that way, even with this bit of near-term disruption, we feel really good about how our business is positioned.

*My boyfriend and I broke up on Christmas*
We had a lovely evening. He cooked dinner, we exchanged gifts. We went upstairs and somehow we got talking and he said he doesn't love me, he doesn't think he can love anyone, but he enjoys my company. I asked him, is this enough for him? He said yes but he doesn't think it's enough for me. He said I'm far more of a selfless person than he is and I said I think we balance each other out. He then said he doesn't care about the things I care about and doesn't see ever bringing my life into his, with my animals and my friends. I said, "I think you're going to miss me." I got up, took my stuff out of his bedside table, walked out. Realized I forgot my laptop on the sofa. Went back in, he said "what about your gifts?"
